Procession House at 1 Ludgate Circus / 55 Ludgate Hill is an office development in the City of London, EC4 that was purchased in 2018 by a joint venture between Goldman Sachs and Greycoat. The 13,000m2 office building occupies a prominent 0.7 acre island site and was originally completed in 1999.
The scheme comprised a comprehensive internal refurbishment and the reconfiguration of the two main entrances on Ludgate Hill and New Bridge Street. The existing terraces on the 3rd and 4th floors were infilled to increase the net lettable office area. To improve access to external spaces and the wellbeing of future occupants, a new roof terrace has been provided by relocating the rooftop plant to the basement. In addition, the existing car park at lower ground floor level has been replaced with cycle storage and changing facilities.
Scope of Works
Stortford Interiors in-house Joinery Division, Parkrose was responsible for the delivery of a general joinery and broad architectural washroom fit-out package to both cores and basement. The remit comprised timber & metal doorsets, drywall partitions, MF ceilings, full height Oak veneered cubicle fronts, HPL faced IPS units, Lusso Nuvo stone basins and trough style vanity units. Works also included the design and installation of a bespoke mirror box system with concealed hand dryer, paper towel and soap dispensers in addition to mirrors, FF&E and MEP final connections. Basement changing areas also received vanity units, lockers, benching and shower cubicles.
The holistic package scope allowed Parkrose to demonstrate their experience in close interface management, de-risk delivery and provide both commercial and programme benefits. The scheme was delivered to peerless quality standards and satisfied exacting and demanding client expectations.
