In addition, it provides 144m2 of retail space, and 737m2 of reception area located on the ground floor. Office use is planned for the Lower Ground level and 1st to 12th floors.
The appointment by construction giant Bovis saw our Washroom Business Unit deliver a comprehensive turnkey washroom fit-out package. The mix of super-loos and traditional cubicle layouts features our bespoke modular cubicle system finished in Oak veneer fronts and Laminate dividers, with panelling and doorsets to match. The scope also captured our modular laminate faced IPS system, GIFA calcium silicate flooring, ceramic floor tiling and Kerrock / LG-Hi-macs clad joinery vanity units. A full FF&E package including Dolphin Alavo Units and modular ceilings comprising of Metal Mesh, MDF and Plasterboard completed the architectural remit. The multi-million-pound award also captured a full MEP scope to the washroom vicinity inclusive of sanitaryware, Public Health, DWS, lighting and Small Power requirements which were designed, procured, and installed by our in-house team.
The new office building replaces an obsolete 1980s office block that was unsuited to contemporary work modes, had poor environmental performance and was cut off from the ancient public realm of the Square Mile. Detailed life cycle analysis concluded that refurbishment would prove more carbon intensive, rather than redeveloping the site to ambitious performance standards, and the response has been to deliver a carbon neutral, contextually responsive building, and achieving a WELL Gold standard – one of the most environmentally progressive new buildings in the City of London to date.
